- Moving in the winter time | This might seem obvious. Snow, cold weather, and moving your entire home doesn’t sound like a pleasant activity.
- Shorter days for showings | Evenings and weekends are the most popular times for buyers to view the properties. Shorter daylight hours means you might lose a few buyers or will have more showings over the weekend. In my opinion, it’s more an inconvenience than a con.
- Curb appeal might be lacking | Snow or ice on the front porch as a first impression might not showcase the welcoming feel of your curb appeal. However, you can include some Holiday décor to make it look and feel more festive.
- Holidays take priority | You are selling your home right in the middle of the “Holiday Hustle”, you have to keep your home show ready at all times, have fewer get-togethers at your house, and keep a close eye on packages/presents that arrive. An extra layer of “something to think about”.
Pros:
- Less Sellers | Everyone is going through the same dilemma as you “Should I list or should I wait” and not everybody chooses to list during the holidays. That means if your home is listed, you will have less competition which means faster or higher price sale.
- Serious Buyers = No wasted time | Holiday season House Hunting is challenging. If Buyers are choosing showings over holiday shopping- they are serious. You’ll get fewer looky-loos and buyers who are interested in a fast closing, just like you are.
- Tax Break before Year-End | No financial cons here, just pros. The sale of the home is associated with a great tax break, mortgage interest deduction, and a return of some extra money from escrow. Why not take advantage of it right before the year ends?
- Online or Virtual showings are year-round | Technology is always evolving and the Real Estate industry is no exception the the rule. 2020 has proven just how quickly we can adapt to meet our client's needs.
