Stage One
The first stage many home-buyers start out their home search with is the feeling that their new home wishes are invincible against the real estate market. This stage occurs in the beginning of a home search, typically before any offers have been made on any property.
Buyers can start out very stubborn in their initial search because they haven’t yet had a chance to feel out the current market through the experience of making offers and losing out on houses.
If, at the beginning of a home search, your real estate agent tells you that you are getting a great deal on a home that checks all of your boxes, LISTEN TO THEM! What happens all too often is that buyers will get cold feet and believe that they will be able to snag “something better” if they wait it out.
Stage Two
After dozens of showings and a few losing offers, stubborn home buyers begin to realize that the one house their agent was pushing for in the beginning really WAS the steal that they were told it was. This is the stage where buyers will begin to widen their home search criteria.
Features they once perceived as an absolute need are now downgraded to preferences. Clients generally move to this mindset after realizing that a home with all of their check boxes often veers out of their price range or location preference. Hopefully, clients that do widen their criteria end up finding a home by broadening their horizons, however many end up at the last stage: desperation.
Stage Three
The final stage of the stubborn home-buyer mindset is becoming desperate to buy a house, ANY house! This is when all criteria is thrown out the door and any features a house may have that align with their initial preferences is a simple happy coincidence.
Home-buyers who arrive at the desperation stage often have regret for not pouncing on the gem of a house that was recommended to them at the very beginning of their home search.
